The Right Order

Real Estate is a major investment or purchase.  Your experience will go better if each step is tackled in the proper order.  Knowing this sequence helps buyers understand what to expect.

Gather Financials

One of the first steps is to get your financial information together. Your finances  determine what you can afford.  It also provides documentation for a lender to offer the best loan for your situation.

Find a Buyer Agent

The most important step is to select a Buyer's Agent.  Many people do not realize the advantage of having a professional guide you alone through the entire process, so make your choice early.

Get Pre-Approved

Pre-approval by a lender improves your ability to shop because you are confident in your loan range. 

It's an advantage as it shows a seller you can follow through to closing. Your Buyer's Agent Realtor is familiar with local lenders and can help if you wish.

Your Agent goes to Work

Working within your criteria and price range, it is time to start actually locating the best property for your needs. Your Buyer's Agent will suggest a variety of properties for your consideration as well as follow up on property that you find interesting.

View Properties

Your personal Realtor will make appointments for you to view properties.  Preview appointments by the Realtor only are available.  These can weed out undesireable properties to save you time.  Technology also facilitates electronic viewings for those outside of the area.

Determine Value

You have located a property or two that you wish to purchase.  Your Buyer's Agent Realtor prepares reports for you of recent sales prices of similar properties nearby and can provide information about the neighborhood.  This information combined with the properties you have viewed will assist you in determining the amount you wish to offer

Contract Accepted

Now is when your Buyer's Agent Realtor helps the most. As your personal advocate in the negotiations between Seller and Buyer, you are assured that your actual interests are protected. The fiduciary duty of a Buyer's Agent is to the Buyer alone. We never recommend purchasing a property using an agent of the listing company, whose duty lies with the Seller.

Repair & Inspection Addendum

After a real estate contract is signed by both Buyer and Seller, there is often an inspection.  That report will list things that need attention beyond normal wear and tear. Your Buyer's Agent drafts your repair requests into an addendum. This is a second time where negotiations may occur.

Insurance & Title

Your contract wtih a closing date has been finalized between both Buyer and Seller. Your Buyer's Agent can check closing costs with multiple title companies, and will help keep the closing on track by working with the lender and the title companies to make sure they have all information needed.

Prepare to Move

The time that it takes for the lender and title companies to do their work is the time for you to make your moving preparations.  From arranging for insurance, utility connections and packing/moving this is a busy time for a buyer.  Your Buyer's Agent Realtor can assist you with helpful information.

Final Inspection

It is almost the date when you will sign the paperwork to finalize your loan and property purchase, called Closing.  Your Buyer's Agent Realtor will arrange for a final Walk-Thru to verify repairs have been completed and the property hasn't suffered damage since the offer was made.

It all looks good!

The final inspection was to your satisfaction.  The lender has sent their instructions. The title company has scheduled your closing.  Your Buyer's Agent will review the title company's figures to ensure you are paying the closing costs that were quoted.  The Broker will review the HUD for any errors from the contract.

Closing

Your Buyer's Agent Realtor is still working for you.  Agents often attend Closings to help with any questions you may have. Your Buyer's Agent will have made arrangements with the Seller's Agent to obtain the keys to your new property.
